257 of the 876 markets MetroAnalytics tracks — just under three in ten — currently carry a "cool" trend. Not all cooling is the same. Within that group, 139 markets are tagged "Mixed Signals," averaging a shallow -1.0% forecast: markets losing momentum without a clear structural cause. A more concerning 26 markets are tagged "Affordability Strain," averaging -3.2% — these are markets where the model is flagging a genuine mismatch between local prices and local incomes, not just a soft patch.

This isn't just an internal read — it lines up almost metro-for-metro with independent research. Redfin's most recent metro heating/cooling report named Las Vegas the fastest-cooling major market in the country, with the next-fastest-cooling metros split between Florida (Fort Lauderdale, Orlando, Miami) and California (Sacramento, San Diego) plus Denver — echoing our own Affordability Strain geography almost exactly.

Florida's correction is showing up in price data, not just slower sales
Southwest Florida counties are seeing outright declines from their 2022 peak, and rising insurance costs are a big part of the story — Florida Office of Insurance Regulation data cited in industry coverage shows property-insurance premiums up 60-200% between 2022 and 2026 in parts of the state, squeezing buyers independent of mortgage rates or price.

Why this matters for investors
A market that is merely "Mixed Signals" can flip back to neutral or positive quickly if local conditions stabilize — there's no structural constraint holding it down. A market tagged "Affordability Strain," by contrast, needs one of three things before it stabilizes: local incomes need to catch up, prices need to correct, or financing costs need to ease materially. Take Las Vegas as a case study: at a roughly $480,000 median home price with 10% down and a 30-year rate near 6.6-6.9%, the all-in monthly payment (principal, interest, taxes, insurance) runs close to $3,500-$3,700 — against a Clark County median household income of roughly $79,000, that's approaching 55% of gross income on a typical median home. With the 30-year mortgage rate holding near 6.6% and CPI inflation still running close to 3.7% year-over-year, none of the three stabilizing levers is moving quickly right now.
